Gramercy’s adorable ‘tiny house’, which stands in contrast to the taller buildings around it, is asking $7 million

One of Manhattan’s prettiest — and most Instagram-worthy — residences has hit the market at a not-so-outlandish price.

Known as the “Little House,” the Flemish-inspired carriage house has become one of Gramercy’s most iconic buildings in recent decades, its charming one-story facade in stark contrast to surrounding buildings and the neighborhood at large.

“I am guilty of taking pictures of this building itself before it was even one of our listings. It’s so unique it’s impossible not to pay attention,” said seller Jordyn Braff, who shares the $7 million listing with fellow Douglas Elliman agent Eleonora Srugo.

The pair also share the listing for ousted WeWork founder Adam Neumann’s penthouse, which has the same 78 Irving Place address as the Little House but sits atop the apartment building next door.

How can this be? In 2017, the Little House was converted to be part of the apartment building, giving up 124 E. 19th St. address to become a unit of 78 Irving Place.

(The current owner, protected behind an LLC, bought the property for just over $5.15 million that same year.)

Now, residents of the Little House can enjoy direct access to the building next door, which houses some of its rooms, and share the amenities of the seven-story building – which include additional storage and a concierge.

While a particularly special case, such a conversion is a procedure when a building is bought together with a larger apartment structure, but has a marked facade, explained Srugo.

Listing photos inside the Little House reveal a staggering amount of space — 2,423 square feet in total — spread between the original structure, built in 1920, and the apartment next door. It is not clear how much of the total is on one side and on the other.

The Little House part of the residence is currently an open-plan kitchen, dining and living room connected to the rest of the unit, in the apartment building, through a windowed hall. There is also a lower level, partially in both buildings, with a media room, a third bedroom and a powder room.

Highlights also include the kitchen’s 20-foot vaulted ceilings, the living room’s working fireplace, and colored floors and exposed brick throughout.

You can enter the house through the apartment or through a gate on the right side of the Little House. Adding more charm to the structure, what appears to be the main entrance is actually a false door.
